18 January 2012 - End of Stamp Duty Holiday Looming
Currently, first-time buyers (FTBs) don't pay any stamp duty on properties priced between £125,000 and £250,000, whereas other buyers will pay 1% of the sale price to HMRC. The end of the Stamp Duty Holiday for FTBs is only a few weeks away. To avoid hefty tax charges, FTBs need to have completed their purchase before 25 March 2012. Relief is available if all of the following apply: + the effective date is on, or after, 25 March 2010 and before 25 March 2012 + the consideration given is £250,000 or less + the buyer intends to live in the property and it will be their only, or main home + they have not previously owned property or land either in the UK or anywhere else in the world - including property bought with anyone else. This means that, up to and incuding 24 March 2012, the threshold for qualifying first-time buyers of residential property is £250,000.

19 December 2011 - Last Sale in 2011
Today we exchanged contracts for the sale of another period conversion in Holloway, N7. Congratulations to our client Ms. Hansen who achieved the full asking price and sold the property through Duke & Herzog after it had been unsuccessfully marketed by another agent. And congratulations to the buyer who is now the proud owner of his first property!

1 November 2011 - Prices at all-time high!
Last week we agreed two sales and the type of buyer supports that properties are selling because many people prefer bricks and mortar over cash in the bank during a period of economic uncertainty. The number of new sellers is well down on summer/autumn 2010. Because supply is tight and inflation is high, asking prices in the capital have reached a new high of £450,000. According to Rightmove this is 7.5 per cent higher than a year ago. We find that overseas buyers are particularly keen to invest in the capital especially since the Eurozone crises. The prime parts of Tufnell Park and Dartmouth Park with its wealth of period properties and leafy streets have been attracting affluent buyers for a number of years. Demand for family homes priced between £1m and £2million is intense, resulting in properties selling at record figures.

31 July 2011 - Sales Market Update
Although buyers are price sensitive and the news in the media are not always supportive, the majority of properties on our books sells fast. We've just agreed the sale of a 1 bedroom flat in Camden NW1 (£289,950) and a 2 bedroom unit in Benyon Wharf, Kingsland Road (£330,000). We've also started marketing another quality new development situated in Brecknock Road, N7.

16 June 2011 - Landlords to claim tax allowances
While Duke & Herzog wins more and more business from landlords who want a professionally qualified and licensed agent, we have noticed that many are failing to claim for the full range of tax allowances. Many of the costs incurred through letting property can be offset against the landlords' income. Research shows that more than one in 10 landlords (13%) are not claiming for mortgage interest, despite it being a major cost for landlords. Meanwhile, a third of landlords don't claim management or letting agent fees, with 55% of landlords not claiming for advertising costs incurred in letting their property. It's vital that landlords take advantage of the allowances open to them to maximise their return on investment.

2 April 2011 - Strong Demand for Rental Property
Over the last couple of days we have let a number of quality properties to City professionals: a flat in Ingestre Road NW5 let for the full asking price (£450pw), a two bedroom period conversion in Agar Grove NW1, a one bedroom flat in Partington Close N19, and we've also let a two bedroom flat in Hornsey Lane N6 (£ 525pw asking price).

1 April 2011 - Property Prices in our Area
Having hit a low in February 2009, North London property values rose steadily during the rest of that year and throughout the first half of 2010. It has created some interesting buying opportunities that prices in Tufnell Park, Kentish Town and Dartmouth Park have remained almost flat since June 2010.

28 March 2011 - 6 Buyers with acceptable offers for 3 Flats
Last week we exchanged contracts on three sales for which we generated multiple offers: our team sold a period conversion in Camden Town, a one bedroom flat in Drayton Park N5, and a new development in Bayham Street NW1. Our sellers could rest assured that for each transaction Duke & Herzog had a backup buyer who left his asking price offer on the table until contracts had exchanged. It is standard that we take an active role in the sales progression - contracts exchanged within 3 weeks after these sales were agreed.

15 March 2011 - Corporate Tenants and Quality Property
Today we've let and managed a 2 bedroom flat of 700 sq.ft in Hill House Apartments, Pentonville Road N1, on the first day of marketing for £575 per week. The corporate tenant (a Swiss IT firm) had exclusively registered with Duke & Herzog to find quality accommodation that is professionally managed. A couple from Australia registered with us to secure a quality property without viewing it. Our professional presentation along with Duke & Herzog's NAEA License has reassured the tenants to pay 6 months rent in advance for a property in City Road. Without viewing the property the applicant signed a 12 month tenancy agreement in Australia. Achieved rent also £575 per week.

17 February 2011 - Aggressive growth in Duke & Herzog's 4th year

11 January 2011 - Recent Market Activity
A strong first week of the new year bodes well for Duke & Herzog's performance in 2011. We've received an average 8.8 out of 10 points which is an excellent result and proves that estate agents can provide an outstanding service to both buyers and sellers.

25 November 2010 - Investors' Confidence in Property
Investor buyers and developers registered with Duke & Herzog have an appetite to acquire new stock, so if you are looking to sell property or land in North London, we want to speak to you. 18 November 2010 - What our NAEA Accreditation means
A milestone in the industry and in the NAEA's history has been reached with the launch of the first licensing scheme for estate agents. The licence was launched at the House of Commons, and hailed by housing minister Grant Shapps as a "symbolic moment". He said: "For years I have been calling for better standards throughout this industry, so I am delighted the NAEA are taking matters into their own hands and launching a licensing scheme that will ensure their members become known for their professionalism and integrity." Peter Bolton King, chief executive of the NAEA, said: "Nobody would knowingly get into an unlicensed taxi. However, thousands of people are willing to entrust one of most important transactions of their life to people who are not qualified or experienced. From now on, estate agency in the UK is a two-tiered industry - those agents who are licensed and those who are not."

13 November 2010 - Tufnell Park and Kentish Town Market Review
The lettings market remains buoyant and the demand for quality rental accommodation is strong. Last week we generated multiple offers and let a 3 bedroom ex-local authority flat in Colinsdale, Islington, for £525 per week! This week we let two 2 bedroom flats in Camden as soon as the properties went on the open market at £425 and £450 per week. New instructions include a studio in Kentish Town (Lady Margaret Road near Tufnell Park tube, £225 pw) and a lovely 2 bedroom period conversion with large private terrace in Mercers Road, Tufnell Park, for £395 pw. On the sales side we've noticed a slip in new buyer enquiries as a result of a generally cautious attitude from purchasers and the continued lack of mortgage finance. However, investors are returning to property and the quality and level of motivated buyers looking at the higher priced family houses has increased and we need premier property to satisfy this demand in Tufnell Park, Dartmouth Park and Kentish Town.

13 October 2010 - New Properties For Sale
Duke & Herzog has been appointed to market another new development in Camden Town NW1 as sole selling agents. The scheme comprises brand new one, two and three bedroom period conversions finished to a high specification. Prices will start from £255,000 - details and specification will be released in December 2010. 5 October 2010 - Landlord Action Petition
If you've had a problem tenant, you'll know: The slow court system doesn't do landlords any favours. It can take up to six months to evict. Most landlords don't receive any rent during this time. With the proposed County Court closures due to government cuts, the legal system may slow down even further. We are campaigning to: 1. Seek changes to the law to speed up the eviction process 2. Improve landlords rights of access 3. Ensure that any closures of UK County Courts does not negatively affect landlords. 1 October 2010 - Swift Sales
Our figures show demand continues to be strong and supply restricted. Prices are holding and the local market remains stable as foreign buyers are continuing to come into London and Tufnell Park & Kentish Town are among their favoured areas in North London. We at Duke & Herzog can say with confidence that vendors in our local area are being realistic on prices and are being rewarded with swift sales. Today we've completed the sale of a beautiful period property in Islington; the purchaser was non-dependent and able to complete the transaction after only 21 days.

30 September 2010 - Rents are jumping
September was the seasonal peak in the lettings calendar, with extremely strong demand from young professionals and our corporate tenants focused on one and two bedroom flats in Kentish Town/ Camden and Tufnell Park. In August and September, many rental offers received were in competition with another party and rents have reached their highest level for two years. Most recent lets Duke & Herzog have agreed include: a 3 bedroom garden flat in Montpelier Grove NW5 for £500 per week, a 3 bedroom flat in Kiln Place NW5 for £395 pw, a 1 bedroom period conversion in Lady Margaret Road NW5 for £300 pw, a 2 bedroom flat we let to our corporate tenant Ernst & Young in N1 for £625pw, a 1 bedroom flat in Petherton Road N5 for £285pw and a 1 bedroom basement flat in Carburton Street W1 for £340pw. Many tenancies we arranged last year have been renewed at a higher rent because the supply of properties on the market is now low. 16 August 2010 - Record Rise in New Tenants
More and more of the relocation agents Duke & Herzog works with are commenting on the lack of good quality family houses coming on to the market. They are seeing the usual influx of families on corporate relocation, often for long term tenancies seeking good quality family homes to let in Kentish Town and Tufnell Park. There's currently an acute shortage of good quality housing stock to rent in North London. 13 August 2010 - Another Busy Month
Some say this summer will see the start of a small downturn and one fellow agent in North London has already called it a "second slip" - yet in the prime London sales market, we don't quite buy this. Duke &Herzog has just agreed the sale of a studio apartment marketed for £200,000 and today we completed the sale of a two bedroom flat of 595 sq.ft in Camden for £410,000. There are fewer mortgage-reliant purchasers registering with us, and more overseas buyers. Our investors are seeking a slice of what is a buoyant rental market and is becoming increasingly lucrative.

20 July 2010 - Transaction Levels 30% up
The property market in Tufnell Park, Kentish Town and Camden is holding up well, with transaction levels at least 30 per cent up on last year and prices remaining firm. The supply of good quality properties remains short, contrary to some reports in the media. This month Duke & Herzog's clients have completed on three sales of 2 bedroom flats in Camden, NW1 (£425,000 - £435,000), a 2 bedroom duplex apartment in Upper Dengie Walk, Islington, N1 (£345,000), a 1 bedroom maisonette in King's Cross (£380,000), and a 2 bedroom property in Mildmay Park, N1 (£360,000). Sought-after areas in North London are different from the rest of the UK property market because it attracts overseas property buyers and is also sustained by people working in the financial sector who are now seeing renewed growth and higher incomes.

The shortage of mortgage finance is pushing rents up, as a number of would-be home owners are forced to rent because they cannot borrow enough money to buy. We have just let & managed a 2 bedroom flat in Mornington Crescent, NW1, within 24 hours for the full asking price. In July Duke & Herzog has also let a 2 bedroom flat in Tufnell Park Road, N7 and today we agreed another tenancy of a 1 bedroom flat in Oakley Road, Islington, N1, at the asking price. New instructions on our books include a 2 bedroom period conversion and a 3 bedroom flat in Middleton Grove, off Camden Road, Tufnell Park, N7.

22 May 2010 - Government suspends HIPs
The Government has suspended Home Information Packs with effect from 21st May, which means that vendors will no longer be forced to instruct a pack before being able to market their properties. The Energy Performance Certificate (EPC) will be retained. Sellers will still be required to commission, but won't need to have received an EPC before marketing their property.

30 April 2010 - Duke & Herzog's prominent new office in Tufnell Park

31 March 2010 - Early Spring Revival
Duke & Herzog is seeing buoyant demand with buyers competing for properties, at the same time our vendors are benefiting from a spring market with a low supply of new instructions. People who have been renting through the recession are now buying, because of the increasing confidence in the economy. This month we agreed the sales of 3 units in the new development in Camden High Street, NW1, a one bedroom flat in Balfe Street, King's Cross, N1 and a two bedroom flat in Popham Road, Islington, N1. On the rental side our landlords are no longer being faced with demands for rent reductions when reviews come up, and some are achieving welcome increases. Good quality rentals are indeed making a strong comeback but those that are not up to standard will still struggle to compete even in this change of rental climate. 15 August 2009 - Kentish Town home SOLD within 3 days
Following an up-to-date market appraisal carried out by director Chris Herzog, Camden estate agents Duke & Herzog were appointed to market a maisonette in Mutton Place, off Harmood Street, NW1, as sole agents. Within three days the buyer was found as a result of a professional marketing campaign. Another transaction where Duke & Herzog pushed through the sale, proving the importance of pro-active sales progression through an experienced estate agent who regularly liaises with solicitors, surveyor and mortgage adviser and looks after clients at every stage of the conveyancing process. 31 July 2009 - Record Month for Duke & Herzog

15 May 2009 - Busy Spring Season
Duke & Herzog have seen a Spring pick-up in housing market activity. A considerable number of offers received in April proves that the market in Camden and North London in general has gained confidence this year. Buyers are now much more inclined to proceed with an offer, whereas last year they were registering and viewing but then not taking steps further. Property prices remain competitive but are not falling.

1 May 2009 - OEA becomes TPO; Gas Safe Register replaces CORGI
The Ombudsman for Estate Agents (OEA) has been renamed to The Property Ombudsman (TPO). The name change marks a boost to consumer protection in the property sector.
GAS SAFE REGISTER replaced the CORGI system in Great Britain on 1st April 2009. Landlords must ensure that all gas engineers are registered with Capita Group plc in order to meet their legal obligations.

20 March 2009 - Changes to Home Information Packs (HIPs)
Vendors in England or Wales should know about three key changes which apply to properties marketed for sale on or after 6 April 2009:
-The temporary first day marketing exemption will be removed, which means that a HIP must be available on the first day a property is marketed
-A Property Information Questionnaire (PIQ) completed by the seller must be included in the HIP (view a sample PIQ)
-The end of the use of insurance in personal searches to cover missing data.
These changes have important implications for the marketing of residential properties for sale. In addition, a publicity campaign is currently underway to further support industry and consumer awareness and understanding.

23 February 2009 - Increase in Demand
February has shown a significant increase in applicants registering for sales and lettings. These instructions have been translated into greater numbers of deals outside the agency's core area. For example, last week Duke & Herzog received offers for properties they were marketing in Upper Street (Islington), Oakview Gardens (East Finchley), Mare Street (Hackney), Princes Street (West End) and Shepherdess Place (Hoxton).

16 January 2009 - Estate Agent Licensing
The National Association of Estate Agents (NAEA) has long called for appropriate regulation to be introduced into the profession. Whilst numerous recent reports have generally stated that better control of all agents is essential, now is the right time for NAEA and ARLA to firmly state that their entry qualification should be the minimum requirement. Therefore the NAEA will roll out their own form of licensing for member agents within the next few months. Peter Bolton King, Chief Executive of NAEA, said: "A lot of the public are simply not aware that there is currently nothing to stop anyone from setting up shop as an agent - and when people are making the largest financial transaction of their lives, that risk that they could be taken advantage of by an unregulated cowboy is unacceptable."

8 January 2009 - No Excuses - Just Results!
Entering 2009 with another success against three of the biggest and most established agencies, Duke & Herzog demonstrates that networking and its unique marketing strategy for a house in Ferntower Road, N5, deliver results for the client - and not false promises.
As in 2008 the company is continuing its outstanding growth and commitment to stand for professionalism and integrity. While privately held Duke & Herzog does not release specific financial information; the company was proud to announce it finished the last quarter of 2008 with an operating profit regardless of any fluctuations in market conditions. Profits were the direct result of customers' response to Duke & Herzog's unique business model.

8 December 2008 - Duke & Herzog outperforming the Competition
This instruction in the imposing Beaux Arts Building, Manor Gardens, N7, was a direct result of Duke & Herzog's success in the area. Instructed along with several high profile agents, once again Duke & Herzog outperformed the competition by deploying innovative marketing initiatives. Using their local knowledge and contacts, Duke & Herzog were unique among the appointed multiple agents in generating viewings and results within the client's timescale. Another example where Duke & Herzog advised of the correct price during the market appraisal and subsequently achieved the full asking price for the client.

28 November 2008 - Increasing number of offers
In spite of the economic weakening Duke & Herzog is pleased to report growing buyer activity. As a result of increased market share Duke & Herzog has generated a growing number of offers from buyers. This clearly demonstrates that their clients benefit from the company's unique culture and business model. Duke & Herzog was also able to refer registered buyers and generate offers for properties marketed by fellow agents.

27 October 2008 - Duke & Herzog sole agent for NALAC
With his knowledge and background as a former architect, Director Christian Herzog secured Duke & Herzog's appointment to market NALAC Development's latest residential project as sole agents. Duke & Herzog won the instruction against a number of established local agents.

1 October 2008 - Energy Performance Certificates mandatory
As of today it is law to have an Energy Performance Certificate (EPC) for all homes whenever built, rented or sold. For properties marketed for sale HIP (Home Information Pack) regulations apply. When properties are to be rented out the landlord is responsible to make the EPC available free of charge to a prospective tenant at the earliest opportunity; when a viewing is conducted or when any written information about the property is provided or before a contract is entered into. An EPC for rented property is valid for ten years (unless the property is modified or sold) and is not required for an existing tenancy that commenced before 1 October 2008. EPCs are produced by accredited energy assessors and are always accompanied by a recommendation report listing cost effective and other measures to improve the energy rating.

September 2008 - Duke & Herzog busy arranging tenancies
Now operating with a massively increased market presence, the number of applicants registering with Duke & Herzog outstrips the supply of quality housing stock. As a result of recommendation Duke & Herzog were invited to give an accurate market appraisal for another home in Tufnell Park, N7, resulting in a subsequent appointment as multiple agents. Approaching the peak of a busy and successful lettings season, an aggressive marketing campaign was developed by Duke & Herzog who provided a bespoke service to their clients. Here Duke & Herzog outperformed two established local agents who were not able to deliver results after several weeks of marketing. Another referral led to sole agency instructions in East London, where Duke & Herzog and their sub-agents successfully worked in tandem. The client was not disappointed.

31 July 2008 - Duke & Herzog becomes International Affiliate
Using the opportunity to introduce a News & Press section on their website, Duke & Herzog are pleased to announce the appointment of Blue Pacific Property, Inc. as their new International Affiliate. Blue Pacific Property is an established real estate firm providing a superior service to buyers and sellers in Los Angeles, Orange County and surrounding areas. The company was founded on many of the same principles as Duke & Herzog so that clients of both firms can now rest assured of receiving exceptional services on either side of the Atlantic.
