Buying a New Home

Whether you buy a completed new development or reserve a unit off-plan, the process of buying a new build is similar to any other property purchase.
 
Subtle difference is that the purchaser puts down a reservation deposit and signs a reservation form. The terms of the reservation state the deadline for exchange of contracts (normally 21-28 days) and in which instances the deposit is refundable. When exchanging contracts the document becomes legally binding and the property is then secured for the purchaser who is required to pay a deposit (usually 10% of the purchase price) to the developer's solicitor.
 
If you purchase a new home off-plan, the completion date is often many months and sometimes more than a year later. We will keep the purchaser informed as to the progress of the construction and eventually the purchaser will receive a formal 'notice to complete' (usually ten days) and pay the balance (usually 90%) of the agreed sale price.
